How buyer's agent fees work in Australia
Buyer's agents charge in one of two main ways. A percentage fee is a share of what you pay for the property, commonly 1% to 3% according to Finder, with the industry body REBAA putting the average at 2% to 3% plus GST, so the cost rises with the purchase price. A fixed fee is agreed upfront regardless of what you buy; Finder reports flat fees from a few thousand dollars up to about $15,000 for most homes, and higher for premium properties, depending on the city, the price bracket and the work involved.
Most agencies also charge an engagement fee when you sign, typically $1,000 to $5,000 according to REBAA, deducted from the final invoice rather than added to it. If you only need someone to bid at auction or negotiate on a property you have already found, that is normally a much smaller fee.
