A good one knows which streets flood, which blocks are zoned for development, what a property should sell for rather than what it is advertised at, and which local selling agents will take a call. When you compare agencies, it is worth checking:

Where they actually buy. An agency headquartered in your city may still focus on other regions. Ask how many purchases they made in your target suburbs last year.
That they act only for buyers. Some firms also sell property, which puts them on both sides of a transaction.
Their licence. Acting for a buyer for a fee is licensed real estate work in every state, so the agency must hold a current licence with your state regulator.
