This review is well overdue.Sam and Tabitha were a breath of fresh air after almost two years of searching for our first home in and out of lock downs. The market was racing and we were at risk of getting swept up in the hype and overpaying or compromising on things we would never have considered when we started. We were also at our wits end with real estate agents and wanted our weekends back.We spoke to a number of potential advocates and what immediately set Sam and Tabitha apart was their genuine, transparent and honest approach, their market knowledge, and their set pricing (as opposed to many agents who charge a % fee which is completely counterintuitive when they’re meant to be your advocate!).Engaging them was an immediate weight off our shoulders. They helped us narrow and refine our parameters, and kept us on track and realistic about prices (which they were always able to predict far more accurately than the statements of information!).We were demanding clients, but Sam and Tabitha were very patient with us and went above and beyond as we navigated this process for the first time, including through a few more lockdowns when inspections weren’t possible, and they gave us really helpful advice about how to protect ourselves in a rising market.We ended up buying a property off-market - an older house with good bones, north facing, on a decent block of land in a good suburb. Perfectly liveable but with lots of scope to improve. It is not something we would have even looked at a year earlier, but Tabitha was able to help us see the potential in it. One of the key benefits of having an advocate is access to great off-market properties and avoiding the stress of auctions where possible.It was such a comfort to have Tabitha on our side during the negotiation process too. We barely had to do anything! And she also helped us arrange a bunch of quotes for painting, fencing etc. before settlement so we could hit the ground running once we got the keys.And the service didn’t stop at settlement - we’re still in touch with Sam and Tabitha, including with Tabitha about our renovation plans, and she’s given us some really helpful advice about how to ensure we add value and don’t overcapitalise.In short: we’d never buy a property ourselves again! Sam and Tabitha were worth every penny! Highly recommend :)

I recently worked with Tabitha at Prop Culture to find my first home in Northcote. I am so glad I landed up enlisting Tabitha, it truly made the journey so easy. I had spent 2 years looking for a place by myself and within 3 weeks Tabitha had found a unit off market and helped me make a winning offer! Sam was incredible in helping me to buy my first investment property. She found multiples properties for me to inspect and conducted inspections on my behalf, and held discussions with real estate agents to ensure I was receiving the best deal. I loved having the option of off market properties which would not have been available to me without Sam. Throughout the process I was kept in the loop at all times but having Sam’s help completely minimised the stress of buying a house. Sam found the perfect property for my needs and when the time came, was on call for all of my purchasing questions. She also had great referrals for services such as building & pest inspections & conveyancing and has continued to follow up post-purchase.
