We are First Home Buyers (FHB) and our primary agent from Precision Property Buyers Agency (PPBA) was Ben. If we had to do the home buying process all over again, we would engage Ben from PPBA every time and here's why: - Savings: Engaging Ben saved us so much money in several ways. For example, without him and his knowledge of the market we would have overpaid tens of thousands of dollars on a property that would have cost us a lot in the long run, not only because it was overpriced, but because of the condition it was in. - Knowledge of the buying process: as FHB we knew very little about each stage of the process. Ben knew what needed to be done ahead of time and helped us to prepare for each aspect so that it was a much smoother process. - Real estate network connections: Ben had his finger on the pulse of the market through his connections which meant that he was always aware of properties that fit our brief - including pre-market and off-market properties. One example of this is that Ben knew within the hour of a property coming on to the market and had already scheduled for us be the first to see the property via a private inspection. Being the first to see the property put us in a good position to start negotiating early. - Services network connections: Ben has a ready-built network of all the services you might need as part of the buying process (e.g. building, pest, plumbing, conveyancing, insurance broker, mortgage broker etc). It can be time consuming and worrying to try to organise reliable services - particularly when there are tight deadlines - but Ben only recommended services that he had used before so he knew first hand that they would get the job done and do it well. - Negotiation skills: Ben expertly negotiated the price of our property and the conditions of the sale (including things we would never have thought to ask for!) In this market as a FHB, it can feel like you are lucky to have your offer even considered. With Ben in our corner we were able to secure a property at a price point we would not have been able to negotiate for ourselves. - Knowledge of what to look for in a home: Ben was able to pick up on things that we weren't able to see during inspections that were important in deciding if we wanted to put in an offer or if we needed to get extra expertise to assess something as part of the conditional phase. This meant that we bought a property with a better understanding of what issues it has and connected us to people that helped us develop a plan to fix it. - Having someone on your side: buying a house is an overwhelming process generally, but especially for FHBs. Ben provided us with support every step of the way and was clearly on our side. We confirmed this when there was an opportunity to get a house early on but the house wasn't a good choice for us in the long term. Getting that house would have been beneficial for Ben because he would have been paid sooner and used less resources but instead he told us it wasn't a great option and we went back to the drawing board to get something that really suited us. This, and many other examples throughout the process (like their flat fees), showed us that what they say on their website about finding the best property for us is legit. - Contactable and active: Ben was actively keeping us updated on the process - we never had to chase him up or prompt him to do something, he was always on the ball. - Property goals: The final part of our story is that when we began working with Ben we had a list of "must haves" and a list of "nice to haves". Our property goal was not straight forward as we had some restrictions with the First Home Buyers Grant - but somehow Ben was able to find us a property that ticked all of the boxes on both lists and more. As you might be able to tell by now, we can't say enough good things about Ben or PPBA. We feel that he went above and beyond to get us the right property and would recommend PPBA to anyone, especially FHBs.

Precision Property, and Melinda in particular provided us with easily understandable, professional services right from sourcing to purchasing a property. The company was ready to stick around for as long, as it took to find just the right property that matched our needs. The communication from Melinda was superb, replete with advice and hints on things to look out for both in contracts and properties. We are a Very grateful for this. There were no hidden rules, fees or anything else, just good customer service and an end product - a beautiful place, at the right place and budget! Could not recommend Ben and Mel enough! We relocated interstate and they helped us buy our first home. They made the entire process so easy and stress-free. We had complete trust in them to find us the right home for the right price. They were always available to answer questions and have a chat. They knew exactly what we were after and we are so happy with the home we ended up buying. We felt so lucky to have such an awesome team to support us in this big and exciting move!
