As at 7 September 2026, 84 buyer's agencies in the PropertyGo directory list Queensland as a service area, and 78 of them carry at least one Google review. Between them they hold 8,377 reviews. The ten below account for 2,602 of those, and the gap between first and second place is 319 reviews.

This article ranks those ten by review count, with the star average, home base and focus taken from each PropertyGo profile. It then covers what a review count cannot tell you: fees, the licence check, exclusivity, conflicts, and what changes if you are buying from Sydney or Melbourne.

How this list is ranked

The ranking is mechanical. Every directory agency with Queensland in its service area was sorted by the Google reviews synced to its profile on 7 September 2026. I then opened the top 13 profiles and dropped three that are not really Queensland buyer's agencies: Longview (1,441 reviews), a Mount Waverley, Victoria business whose profile leads with property management; Empower Wealth Advisory (324), an advisory firm whose profile lists mortgage broking, financial planning and buyer's agents together and gives a Sydney address rather than a Queensland office; and Sharp Property Buyers (243), based in Terrigal on the New South Wales Central Coast.

A review count measures volume and consistency, not fit. It favours agencies that have traded longer and ask for reviews; a boutique settling 20 purchases a year can be excellent and never reach this table. PropertyGo does not accept payment for a place on this list. Shortlist two or three, then interview them.

1. PMC Property Buyers

Based in: Milton, Brisbane

Focus: Home buyers, residential and commercial investment, advisory

PMC leads the state with more than twice the review count of second place. The profile lists an office in Marie Street, Milton, service across Queensland and New South Wales, and a start date of 2014. The team holds Qualified Property Investment Adviser accreditation and says it only presents properties it would consider buying itself. Services run wider than most here, taking in residential and commercial investment, property management and advisory, which suits investors who want one firm across a portfolio. Owner-occupiers should ask who handles home purchases and how many the team settles each year.

2. Your Property Hound

Rating: 5.0 (246 Google reviews)

Based in: Brisbane City

Focus: Search to settlement, negotiation, auction bidding

Your Property Hound has operated since 2012 and is a member of REIQ and REBAA, the national association whose members act only for buyers. It works for owner-occupiers and investors across Brisbane, with off-market access as a selling point, and it is one of the few agencies here that publishes fees: fixed full-service fees by price bracket, from $13,000 excluding GST for purchases up to $650,000 to $22,000 for purchases up to $1.55 million, plus a $2,000 appointment fee. That makes it a useful benchmark when comparing quotes from anyone else in this table.

3. Inspire Realty

Rating: 4.9 (243 Google reviews)

Based in: South Brisbane

Focus: Investment strategy, portfolio reviews, market analysis

Inspire Realty is the only agency in the ten without a perfect 5.0, and 4.9 across 243 reviews (an average that needs roughly nine in ten of them to be five-star) is no warning sign. The profile is explicitly investor-facing: property buying sits beside investment strategy, portfolio reviews and market analysis, and the description is about building wealth rather than finding a family home. The office is in Manning Street, South Brisbane. The profile is unclaimed, and the agency calls itself multi-award winning without naming the awards. Buying to hold, it belongs on the shortlist; buying a home, ask how much of its work is owner-occupier.

4. Streamline Property Buyers

Rating: 5.0 (236 Google reviews)

Based in: Windsor, Brisbane

Focus: Home buying, investment property, auction bidding

Streamline has operated since 2013 and states that it works exclusively for buyers. It is a member of REBAA and PIPA, holds Qualified Property Investment Adviser accreditation, and reports 500 clients served. One detail matters for anyone buying an older Queenslander or post-war brick home: the profile says the team includes licensed builders, which lifts the quality of the pre-offer inspection you get before the formal building and pest report. Reviews consistently mention negotiation and communication.

5. Locate Buyers Agency

Rating: 5.0 (233 Google reviews)

Based in: Milton, Brisbane

Focus: Property evaluation, negotiation advocacy, auction bidding

Locate sits a few hundred metres from PMC in Baroona Road, Milton, with a tighter menu: buyer's agency, property evaluation, negotiation advocacy and auction bidding. The profile is unclaimed and states no founding year, team size or memberships, and I have not filled those gaps with guesses. What 233 reviews at a flat 5.0 do show is consistency. Fees are quoted per job, so ask for negotiation-only and auction-only prices alongside the full-service quote; a firm with this service split often prices the parts sensibly.

6. Simply Gold Coast Property Advisors

Rating: 5.0 (230 Google reviews)

Based in: Southport, Gold Coast

Focus: Purchasing strategy, interstate relocation, auction representation, portfolio advice

The highest-ranked agency outside Brisbane, Simply Gold Coast has operated since 2010 from Harvest Court, Southport, and is an REIQ member. Its profile lists an REIQ Buyers Agent of the Year award, more than 1,000 clients and 75 years of combined team experience. It covers residential, investment and commercial purchases and names interstate relocation as a service, worth having if you are moving up from Sydney or Melbourne without local knowledge of which canal estates flood and which towers have body corporate trouble. It is tied on reviews and rating with Srama, so treat the two as level.

7. Srama

Rating: 5.0 (230 Google reviews)

Based in: Burleigh Heads, Gold Coast

Focus: Gold Coast buyer's agency, search, negotiation, auction bidding

Srama works from James Street, Burleigh Heads, and is the more specialised of the two Gold Coast agencies. The profile lists a single service line, buyer's agency, with no separate negotiation-only or auction-only offer. Its pitch is ending up in the right property rather than the next one, a fair description of the discipline you pay for when the view is doing the selling. The profile is unclaimed and gives no start date or team size. For the southern Gold Coast, from Burleigh to Coolangatta, a Burleigh-based agency has an obvious edge over one working from Brisbane.

8. Setlr

Rating: 5.0 (221 Google reviews)

Based in: Morningside, Brisbane

Focus: Home, interstate, international, investment and commercial buyers, Sunshine Coast

Setlr operates from Thynne Road, Morningside, and lists the broadest reach of any agency here: home buyers, interstate and international buyers, investment and commercial buyers, and a dedicated Sunshine Coast service. Reviews repeatedly mention off-market sourcing and negotiation. No Sunshine Coast-based agency made the top ten (Sunshine Coast Buyers Agency, at 141 reviews, came closest), so Setlr is the only listing here covering Noosa to Caloundra under a named service line. If that is your target, ask how many Sunshine Coast purchases it settled in the past 12 months and who inspects on the ground.

9. Hunter Gather

Rating: 5.0 (214 Google reviews)

Based in: Balmoral, Brisbane

Focus: Full-service buying, assessment and negotiation, auction bidding, vendor advocacy

Hunter Gather describes itself as a full-service, premium, independent buyer's agency working exclusively for the buyer, based in Riding Road, Balmoral. The service list adds vendor advocacy, meaning it will also help an owner choose and manage a selling agent. That is useful for upgraders selling and buying at once, but ask how the two roles stay separate on the same transaction. The profile is unclaimed and states no founding year, team size or memberships. The 214 reviews at 5.0 are the evidence on offer.

10. Lauren Jones Buyers Agency

Rating: 5.0 (184 Google reviews)

Based in: Hamilton, Brisbane

Focus: Home buying, investment consulting, relocation

Lauren Jones Buyers Agency started in 2018, the youngest agency here with a stated founding year. It is a PIPA and REIQ member, holds Qualified Property Investment Adviser accreditation, and reports more than 200 completed transactions. The profile lists home buying, investment property consulting and relocation assistance, and leans on data-driven suburb selection and access to properties that are not widely advertised. The profile gives a Hamilton Central post office box rather than a street office; Hamilton sits on the northern riverside, close to the inner north. Fees are quoted rather than published.

Three just missed: A1 Buyer's Agency (162 reviews, Brisbane City), Discover Buyers Agency (142, Coomera) and Sunshine Coast Buyers Agency (141, at 4.9).

How to choose between them

Eight of the ten are Brisbane-based and two are on the Gold Coast. If you are buying in Townsville, Cairns, Toowoomba or the Sunshine Coast, the Brisbane guide to finding a buyer's agent still applies but the list will not; search the directory by location. For everyone else, five checks separate the right agency from the most reviewed one.

Fees. REBAA calls the industry average "somewhere between 2% and 3% of the purchase price, plus GST and an engagement fee to get started, or a flat fee based on the purchase price and an engagement fee". Two Brisbane agencies publish their own numbers and both sit inside that. One quotes a total of 2% to 3% of the purchase price, including a $4,000 upfront booking fee, and $3,000 fixed for auction representation on its own. The other publishes fixed full-service fees by bracket, $13,000 excluding GST up to $650,000 rising to $22,000 up to $1.55 million, plus a $2,000 appointment fee and, from July 2026, a $130 plus GST AML/CTF identity check. Those are two published price lists, not a market rate. On Brisbane's Cotality median house value of $1,180,552 at 31 August 2026, a 2.5% fee is about $29,500 plus GST, so a fixed fee saves a five-figure sum on a house and costs you money on a cheap unit. Licence. Section 26 of the Property Occupations Act 2014 says a real estate agent licence authorises the holder "to buy, sell (other than by auction), exchange or let real property", and "to negotiate for the buying", as an agent for others for reward. Employees work under a registration certificate, which authorises whatever the employing agent may do. Licences come from the Office of Fair Trading, which runs a free online licence search at qld.gov.au ("Check a licence"). Search both the agency and the individual who will act for you. A missing or lapsed licence ends the conversation.

Exclusivity. Ask whether the agency ever accepts a fee, commission or referral payment from a seller, developer or project marketer. REBAA members take money only from the buyer and must declare any third-party commission in the agreement. Five of the ten state a membership or accreditation (REBAA, REIQ, PIPA or QPIA) on their profiles; for the rest, ask directly.

Conflicts. If two clients want the same three-bedroom house in Ashgrove, someone loses. Ask how the agency handles overlapping briefs and who bids at auction when two of its buyers turn up, and ask the same of any firm that also offers vendor advocacy or property management. Interstate investors. Queensland's rules differ from the southern states in ways that bite. The standard contract carries a cooling-off period of five business days, starting the day you get a copy of the contract signed by both parties, and the seller "may deduct a penalty of up to 0.25% of the purchase price" if you pull out. Auctions have no cooling-off period at all. Since 1 August 2025, under the Property Law Act 2023, sellers must give you a Form 2 seller disclosure statement and the prescribed certificates before you sign the contract, and if they do not, you may have a right to terminate at any time up to settlement. Land tax for individuals starts at $600,000 of taxable land value, at $500 plus 1 cent for each $1 above $600,000, and your principal place of residence can be exempt, so it is the investment purchase that puts you into the net; the state-by-state land tax guide has the scales. Frequently asked questions

How much do Queensland buyer's agents charge?

There is no set fee, and no official figure. Among the Brisbane agencies that publish a price list in 2026, one charges 2% to 3% of the purchase price in total, including a $4,000 upfront booking fee, with auction representation on its own at $3,000; another charges a fixed $13,000 to $22,000 excluding GST by price bracket, plus a $2,000 appointment fee. Treat those as two published price lists rather than a market rate, and get your own quote in writing, including what you pay if you do not buy.

Do buyer's agents need a licence in Queensland?

Yes. Buying and negotiating for a buyer for reward requires a real estate agent licence, or a registration certificate held by an employee of a licensed agent, under the Property Occupations Act 2014 (Qld). The Office of Fair Trading runs a free online licence search; use it on both the agency and the individual before you sign an engagement.

Is the most reviewed buyer's agent the best one?

No. Review count measures volume over time and how actively an agency asks for reviews. It says nothing about fit for your budget, suburb or property type, and with nine of the ten at 5.0 the star rating cannot separate them either. Shortlist from the list, then judge on the interview, the fee agreement and the licence check.
